Accessibility Guide for Bay Tree House

Introduction
Bay Tree House is a mid-terrace Victorian house located in the coastal town of Seaton, East Devon. The B&B is situated near the centre of town; the shops, bus stops and beach are within a 5 minute walk from the property.  The B&B is situated on a road with a slight incline leading on to a steep incline down to the sea front. There are many benches provided if you walk through Jubilee Gardens to the sea front and the promenade has many seats to sit on.
All guest bedrooms are located on first and second floors.
We regret that we are unable to accommodate guests’ pets but we welcome assistance dogs. Please note there is the owner’s cat in the premises but she is not permitted in the guest’s rooms.

We offer 5 bedrooms, including a double room and a king/family room on the 1st floor and a single room, a twin room and a king room on the 2nd floor.
We can provide breakfast for individual dietary intolerances and food preferences. Please advise us in advance.

The nearest railway station is Axminster, which is 7 miles away and takes 30 minutes on the 885 bus. Bus (X53 / 52A / 52B / 31 / 885) and Taxis services (01297-24666/ 20999) are available locally to take you to the station and same services available at Axminster train station. If you require an accessible taxi this can be booked in advance, see contact information for details.
The nearest bus stop is 165m/150yds from the B&B – the bus has a main shelter for the stop on Sea Front Gardens and Marine Place. There is shelter and seating. All buses can accommodate one wheelchair.
Breakfast Menu and 'Fire Instruction' is available in larger print if requested.
 
Car Parking and Arrival
Private parking for 3 vehicles is located to the rear of the property, access via Beer Road. The rear parking is free and is situated 70 metres from the front door.
Free public parking is also available to the front of the property in Seafield Road and the top end of Sea Hill, both are one way roads.
There is also a pay and display public car park in Beer Road to the rear of the premises.
Street lighting allows safe access to the property.
Vehicles may temporarily park in front of the property to offload luggage and guests. There are no drop kerbs in this location.
Access from the road will lead you to a level tarmac path, 1070 mm/42" wide.
Entry steps, shallow steps of 30mm/1.25 ins each and 590 mm/ 23 ins apart leading to the front door which is 950 mm/37.5 ins wide.
Assistance can be given with luggage.

Welcome Area
Guests are welcomed in the hallway, which is level throughout. Guests are asked to register and sign in. There is seating in the hallway, one corner chair.
The flooring is a short pile carpet.
The area is evenly lit with overhead light fittings and table lamps..
Pens and paper is available for guests.
Guests are shown the Breakfast Room and escorted from the reception area to their bedrooms and shown the fire safety information found on the back of guest’s doors.  
Assistance can be given with luggage.

Bedrooms
Colyton Room is located on the 1st floor and is reached by a flight of 15 stairs, a half landing followed by 4 further stairs. There is a double bed on a metal frame. En-suite bathroom with electric shower over full length bath with a moveable glass shower panel over bath.

Jubilee Room is located on the 1st floor and is reached by a flight of 15 stairs, a half landing followed by 4 further stairs. There is a king size bed with a Cool max mattress. A double sofa bed is available suitable for one adult or two young children under 12 yrs. old. En-suite bathroom with electric shower over bath with moveable glass panel over bath.

Seaton Down Room is located on the 2nd floor mezzanine landing, reached by 31 stairs in total. A flight of 15 stairs onto a half landing followed by 4 stairs then through a doorway (720mm/28.25”) and up another flight of 12 stairs. The private bathroom is adjacent to the room and has a enamel bath with mixer and shower taps over the bath. There is a window and the top panel opens outwards.

Axmouth Room is located on the 2nd floor and is reached by 38 stairs in total. A flight of 15 stairs, onto a half landing, followed by 4 stairs, leading to the first floor landing, then through a doorway  720 mm/28.25ins, then up 12 stairs to another landing, followed by another flight of 7 stairs. There are twin beds in oak framed beds. The en-suite bathroom has mixed taps with shower attachment over bath.

Lyme Bay Room is located on the 2nd floor and is reached by 38 stairs. A flight 15 stairs, followed by a half landing, followed by 4 stairs, leading to the first floor landing, then through a doorway 720 mm/28.25ins, then up 12 stairs to another landing, followed by another flight of 7 stairs. There is a king sized bed with en-suite shower with a large walk in shower with a grab rail and fold down shower seat. The seat measures 230 mm/9 ins x 320 mm/12.5 ins & is 470 mm/18.5 ins high.


 

 

General information
The bedroom door opening dimensions range from: 800mm/31" to 815mm/32"
The house is fully centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements.
There are automatic audible smoke alarms, emergency lighting and illuminated emergency exit signs in the stairways. If you require assistance with evacuation please notify us on booking.
The heights of the beds range from 510mm/20" to 610mm/24"
All bedrooms have the storage facility of double wardrobe, chest of drawers, bedside cabinets. Furniture can be moved easily to suit guest’s requirements. There are two chairs in each double room and one chair
In the Single room.
Our beds are made up with non-allergenic duvets and microfibre pillows with cotton covers.
The televisions offer Freeview with subtitles and audio descriptions to suit guests' requirements. They all have remote controls.
The toilet heights are 430mm / 17".
The wash basin heights are 840mm / 33".
There are lever taps on the wash basins and baths with the exception of the private bathroom which has pillar taps.
En-suites are well lit with ceiling lights. There are fluorescent lights over the shaving mirrors except private bathroom.
The floor surfaces in all the bathrooms are non-slip vinyl.

Public Areas - Halls, Stairs, Landings, Corridors
All public areas, halls, stairs, landing, are well lit using a combination of ceiling and table lamps. There is sensor activated lighting on the stairs.
There is short pile carpet on the stairs, hall and landing and in bedrooms.
On the first floor landing there is a fridge for guests' use.  Fresh organic semi-skimmed milk is stored here for guests' tea/coffee in their rooms.  Any other type of milk (eg soya) is labelled accordingly.

Dining Room
The dining room is situated on the ground floor with step free/level entry from the front door and stairs.
The door opening to the dining room is 830 mm/32.75 ins wide and it is level throughout. 
Lighting is natural daylight from a large bay window.
The chairs are solid oak upright without arms together with solid oak tables. The tables have kite marked toughened glass tops to provide a clean hygienic level surface.
We offer table service for cooked foods and self-service for cold food eg cereal, yoghurt and fruit juice selection.
There is no public ground floor WC.

Garden
There is a gravel patio area to the front of the property with flower borders to front and sides. A wooden bench and fold away wooden table and chairs is available for guests to enjoy this south facing area.
